What does a home inspection cost? I hear that question at least five times a week.  The short answer is, there is no set price for a home inspection.  Home inspections in different parts of the country are more expensive than other parts of the country.   The size of the home is a big factor in pricing.  Obviously, a 4,000 sq. ft. home will take longer to inspect than an 800 sq. ft. bungalow.  Age also plays a part in pricing.  Most inspectors charge extra for a home over 50 years old.  Another common charge is for houses that are older than 100 years old.  I would guess, the average price of a home inspection in Colorado Springs is $300.00.  
 
A home inspection is a tiny percentage of the home price.  When shopping price, remember, you might save $25.00-$50.00.  That’s about the cost of a dinner out.  Rather than asking about price, ask about qualifications and experience.  I always recommend calling several  inspectors to investigate their credentials, not the home inspection cost.  Just because they have a pretty website and cheap prices, you may not want that person to inspect the investment of a lifetime.  Saving $50.00 now, will not seem so important when the “cheap inspection” failed to notice a couple thousand of dollars in damages.
